Partnership Spotlight: John Moriarty & Associates

Great Projects Start with Strong Partnerships

At Cochran & Mann, we believe lasting relationships drive successful outcomes. That’s why our collaboration with John Moriarty & Associates (Moriarty) stands out. It's built on years of trust, shared standards, and a unified goal: delivering exceptional quality on every project.

Our latest work together—Pinnacle North Bethesda—is a perfect example of how this partnership sets the bar for excellence in senior living construction.

Meet the Project Leader: Anthony Damiani

Anthony Damiani, a Project Manager with Moriarty, oversees the Pinnacle project. With eight years at Moriarty and a track record of managing complex, high-profile developments, Anthony brings a rare mix of technical skill, collaborative leadership, and strategic foresight.

JMA-ProjectManagerI help coordinate our teams, subcontractors, and ownership groups to ensure each project runs smoothly and meets our standards,” Damiani explains. “On a multifaceted project like Pinnacle, it’s all about managing complexity without losing sight of quality.

A Landmark Project in the Heart of North Bethesda

Pinnacle North Bethesda is a 17-story senior living community directly across from Pike & Rose. With 175 residential units—including Memory Care, Assisted Living, and Independent Living—it sets a new benchmark for upscale senior living.

The building boasts nearly 43,000 square feet of amenity space, including:

  • 4th Floor: Indoor pool, bistro lounge, and fitness area

  • 5th & 7th Floors: Outdoor dining terraces and gathering areas

  • 9th Floor: Terrace and commercial kitchen dining

  • 17th Floor: Rooftop terrace with Club Room and Bar

Our Role: Bringing High-End Vision to Life

Cochran & Mann is responsible for the painting and the wallcovering scope for the entire building—covering:

  • All residential units

  • Common areas and amenity spaces

  • Back-of-house and garage areas

But our value started long before painting began.

Going Beyond the Bid: Value Engineering in Action

The Pinnacle project began under tight budget constraints—a familiar challenge on high-end builds. That’s when value engineering (VE) became essential. VE isn’t just about cutting costs; it’s about finding smarter ways to achieve the same design intent with materials, methods, or scope adjustments that deliver equal value.

Cochran & Mann took an active role in this process, partnering with Moriarty during preconstruction to scrutinize every detail of the finish schedule. This included:

  • Recommending material substitutions that met durability and design goals

  • Adjusting sequences to streamline labor costs without impacting other trades

  • Highlighting long-lead or high-cost items that could be re-specified early on

Cochran & Mann didn’t just offer a number,” Damiani recalls. “They reviewed the design, offered solutions, and worked directly with the architect to ensure the budget worked without sacrificing the vision.”

This collaborative, proactive approach helped the team finalize the budget and avoid costly delays or redesigns later in construction.

Sherwin-Williams is the project's paint partner. Cochran & Mann is currently offering a Customer Appreciation discount with Sherwin-Williams: $20 off your next purchase of $100 or more.

Setting the Standard for Finish Quality

With finishes touching every part of the building, execution had to be precise. From textured accent walls to moisture-resistant paint in spa areas, Cochran & Mann delivered across a wide variety of surfaces.

Damiani noted, “They know how to hit those specs without compromising the design. Their crews show up prepared, understand the sequence, and work seamlessly with other trades.

This attention to detail is especially critical in senior living environments, where finishes must look high-end and stand up to frequent cleaning and daily wear.

A Model Subcontractor Relationship

Working with Cochran & Mann isn’t just about quality—it’s about partnership. In fast-paced construction environments, the difference between success and setbacks often comes down to how teams communicate and adapt.

They don’t make excuses—they make solutions,” Damiani says. “If we hit a design change or need to pivot fast, they’re already thinking three steps ahead.”

Facing Complexity Together

At Pinnacle, the concurrent buildout of residential units and extensive amenity spaces added complexity. Coordination across multiple floors and trades was key to maintaining momentum.

There’s always a curveball,” Damiani says. “What matters is how your subs respond. Cochran & Mann is proactive. They bring us solutions before we even ask.”

Shared Values, Shared Success

At Moriarty, the best subcontractors are the ones who need minimal oversight—teams that show up ready, do the job right, and adapt to shifting demands. That’s why Cochran & Mann remains a preferred partner.

We’ve already established a solid track record together,” Damiani shared. “And we’re excited to continue that partnership on Pinnacle and future projects.”
