Project Spotlight: Baltimore’s T. Rowe Price HQ with Armada Hoffler
October 14, 2025
A Milestone Project in the Heart of Baltimore
Cochran & Mann is proud to showcase one of our most notable achievements: delivering top-tier commercial painting and wallcovering services at the new T. Rowe Price Global Headquarters in Baltimore’s iconic Harbor Point district.
At more than 530,000 square feet, this modern office space redefines the city’s skyline—and Cochran & Mann played a key role in bringing it to life.
A Showcase of Execution Excellence
Located at 1307 Point Street, the new T. Rowe Price headquarters features two seven-story towers connected by a sleek, all-glass lobby atrium. It houses:
- High-end conference centers
- A multi-purpose auditorium
- Rooftop terraces
- Collaborative workspaces
- A 14,000 sq. ft. trading floor
From the start, Cochran & Mann understood the complexity and prestige of this job. Working with Armada Hoffler Construction, architect Gensler, and property owner Beatty Development Group, our team provided precise, high-end finishes throughout the space.
Commercial Painting & Wallcovering Scope
The Cochran & Mann team was responsible for furnishing and installing the entire paint and wallcovering scope across both towers. This included:
-
Specialty coatings like Scuffmaster’s Ambient Design and Solid Metal paints
-
Durable finishes from the Sherwin-Williams ProMar series
-
A sleek, modern palette curated to reflect the client’s brand
-
Over 3,000 yards of custom wallcoverings that brought depth and character to key interior spaces
This project wasn’t just about applying paint—it was about executing a vision, using materials that blend durability with design-forward aesthetics.

Solving Pain Points for General Contractors and Corporate Leaders
Cochran & Mann understands the challenges faced by corporate decision-makers and general contractors:
- Tight timelines
- Demanding aesthetics
- Coordination with multiple trades
Our approach is proactive and collaborative. We work hand-in-hand with construction teams to address issues early, avoid delays, and maintain exceptional finish quality from start to punch list.
Built to Inspire: Reinvesting in Baltimore
This headquarters isn’t just an office—it’s a symbol of reinvestment in the city. By relocating from Pratt Street to the waterfront, T. Rowe Price affirms its long-term commitment to Baltimore and its people.
The design—crafted by Kohn Pedersen Fox (KPF) and Beatty Harvey Coco with interiors by Gensler—prioritizes collaboration, talent attraction, and sustainability. It represents the future of workplace design.
“Our experience with Gensler-designed projects and today’s modern finishes ensures this space not only looks beautiful but performs at a high level,” said Mike Cochran, President of Cochran & Mann.
Big Projects, Small Projects—All Handled with Care
While the T. Rowe Price Headquarters is one of the largest and most high-profile projects in Cochran & Mann’s recent portfolio, it’s important to note: we proudly handle jobs of every size.
Our ability to execute on large-scale commercial builds like Harbor Point doesn’t mean we overlook the needs of smaller businesses, local contractors, or mid-size corporate spaces. In fact, many of our most rewarding partnerships have come from repeat business with clients who started with smaller requests—a single tenant fit-out, a retail refresh, or a modest office renovation.
We’ve built our reputation not just on scale, but on responsiveness, reliability, and results. Whether you need a 10,000 sq. ft. repaint, custom wallcovering installation in a boutique law office, or a full tower’s worth of coordinated interior finishes, you’ll receive the same level of detail and dedication.
If you’ve ever wondered whether a firm like Cochran & Mann is “too big” for your job—know this: no client is too small when it comes to quality work.
Your vision matters. And we’re here to bring it to life—beautifully, efficiently, and on your schedule.
