Nymeo Field to Yellow Springs Elementary: Frederick Renovation Projects

September 9, 2026

COMAN-Frederick-Projects

Frederick, Maryland, has seen its share of major commercial renovation projects lately, from school system capital work to city-backed facility upgrades. For general contractors and estimators bidding in this market, that means having subcontractors on hand who show up prepared and get the finish work right, on time, every time. That's where Cochran & Mann comes in.

As a painting and wallcovering subcontractor serving Frederick County and the greater Central Maryland, DC, and Northern Virginia region, Cochran & Mann has built a reputation for showing up prepared, meeting schedule milestones, and producing finish work that holds up under heavy public use.

Two recent local projects — the adaptive reuse of the former Yellow Springs Elementary School and the $39 million renovation of Nymeo Field at Harry Grove Stadium — show why estimators keep Cochran & Mann on their bid list.

A New School Opens, and an Old One Gets a Second Life

In August 2026, students walked through the doors of the brand-new Yellow Springs Elementary for the very first time, a long-awaited moment for Frederick County families. The new building, located about two miles from the original school, can hold 725 students, well over the old building's capacity of 453. It's the culmination of a plan the FCPS Board of Education set in motion back in October 2022, and now those hallways are finally filled with students.

But the story doesn't end with the old building sitting empty.

The original Yellow Springs Elementary, opened in 1957 and expanded in 1966 and 1974, isn't going anywhere. Instead of demolition, the district decided to lease the building to Carroll Creek Montessori Public Charter School, giving a decades-old building a whole new purpose.

Cochran & Mann came on board as the painting and wallcovering subcontractor to help get the space ready for its new occupants.

For Carroll Creek Montessori, the project was about more than updating an older building. The school was preparing to welcome staff and students into a new location for the 2026–27 school year and wanted the building itself to feel like a fresh start.

That fresh start also came with a tight timeline. Multiple processes had to fall into place before the school year began, while staff were simultaneously preparing classrooms and getting ready for move-in.

For this kind of adaptive-reuse project, getting the scope and sequencing right matters. Older buildings can mean uneven wall surfaces, layers of existing paint, and plenty of coordination around other trades and move-in activities. A painting subcontractor needs to be able to work within that schedule without sacrificing the quality of the finished space.

According to Carroll Creek Montessori, that's exactly what Cochran & Mann delivered:

“From the initial request for quote to the bid walk to project completion, we could not be happier with the professionalism, responsiveness, and workmanship of Cochran & Mann — both with their office and their on-site staff. They have been exceptional partners from start to finish and our staff, especially, was blown away by the results in such a short timeframe.”

Just as important as the finished product was getting there on schedule. Carroll Creek Montessori noted that Cochran & Mann met the scheduled completion date, even with added scope, and kept the site impeccably clean on a daily basis.

For a school preparing to open its doors, those details matter. The work gave Carroll Creek Montessori the fresh start it was looking for while allowing a building that has served Frederick County students for decades to begin its next chapter.

As the school shared:

“From start to finish, Cochran & Mann delivered above and beyond our expectations. Thank you to the entire team who helped our staff and students have a beautiful, fresh start to the new school year.”

Nymeo Field at Harry Grove Stadium: A Major League-Caliber Renovation

Across town, Cochran & Mann was also part of the team behind one of Frederick's most visible recent construction projects: the $39 million renovation of Nymeo Field at Harry Grove Stadium, home of the Frederick Keys.

Originally opened in 1990, the stadium has been a fixture of Frederick's sports and entertainment scene for more than three decades. The renovation was a partnership between the Frederick Keys, the City of Frederick, and the Maryland Stadium Authority, with Whiting-Turner Contracting Company serving as design-build contractor alongside Little Diversified Architectural Consulting.

The completed renovation included new home and visiting clubhouses, updated batting cages, new bullpens, an expanded concourse, additional fan seating, and other improvements designed to bring the facility up to current Major League Baseball standards.

The project required extensive work to be completed on a demanding schedule while preparing the stadium to welcome players and fans back for the season. That put every trade on site to the test, including painting and wallcovering.

For Cochran & Mann, the project was another opportunity to bring its commercial painting and wallcovering experience to a high-profile Frederick property — and help give a longtime community landmark a fresh look for its next chapter.

What This Means for Estimators and GCs

These are two very different projects: one giving a decades-old school building a new purpose and the other helping to modernize one of Frederick's most recognizable sports facilities.

But from a contractor's perspective, they have a lot in common.

Both required a painting and wall-covering subcontractor who could work within a fast-moving schedule, coordinate with the larger project team, adapt as the work progressed, and deliver a finished product ready when the doors opened.

That's the kind of work Cochran & Mann has been doing throughout Frederick and the greater DC, Maryland, and Northern Virginia region for more than three decades.

If you're estimating a commercial renovation in Frederick County or the surrounding region — whether it's a school, municipal building, retail space, office, healthcare facility, or sports venue — Cochran & Mann brings the local project experience, crew capacity, and scheduling flexibility needed to keep the finish work moving with the rest of the job.
