2 Hopkins Plaza

Cochran & Mann renovated the Hopkins Plaza apartment building in Baltimore, Maryland. The building has split residency between the U.S. Army Corps of Engineers and residential living space. Cochran & Mann brought new life to the space by replacing cabinets and flooring, as well as repainting the entire space for the tenants.

Project Overview

The Hopkins Plaza is owned and operated by Berman Enterprises, but functions as a split-use space for both the U.S. Army Corps of Engineers and residential apartments. Through their 15-year lease, the USACE utilizes floors 1-10 for their workforce of more than 600 employees. The floors above (11-21) include 183 studio apartments that come with either one- or two-bedroom layouts.

This space offers many functional amenities that add a uniqueness to this building. These include an indoor dog park, two gyms, bike storage, club room, and underground parking. However, for the residential sports fan, there is a telescope on the 21st-floor club room that allows guests to watch the Orioles game live from across the street. This space sits in the heart of Baltimore, which places it within walking distance of M&T Bank Stadium, the National Aquarium, and Royal Farms Arena. 

Results

Cochran & Mann came into this space with a focus on renovations and updates to make it more aesthetically pleasing through the repair of fixtures, repainting, and window installation. The Cochran & Mann team broke up into three subgroups in order to complete the project in a timely manner. A group of four was responsible for fixing cabinets, repairing the flooring, installing shelving, and new trim work. While a group of three focused on repainting the residential units before the new tenants moved into the space. A final group of eight focused on repainting the entire 143,000-square foot space.
