Project Overview
Situated in the heart of Bethesda, Maryland, The Elm features two newly constructed residential towers with 456 luxury living units. The convenient location is surrounded by restaurants, shops, bars, and the Purple and Red Lines are just steps away. The 613,000 square feet of residential towers facade consists of window walls, metal panels, and brick.
The interior of The Elm features luxury finishes, tall ceilings, and a fresh open-concept feel with a Scandinavian-inspired design. The Elm features a variety of amenities, including a rooftop terrace, private dining rooms, a curated fitness studio, and incredible views of Washington D.C.
The Cochran & Mann team was led by Senior Project Manager Charlie Turrell and Superintendent Adrian Gongora. The team was tasked with painting 34 floors of luxury residential units, shared common areas, lobbies, as well as utilizing Tnemec High Performance Coating for the steel rooftops and walkways.
Challenges
With such a vast area of residential and shared space to complete, the Cochran & Mann team was challenged to adhere to a strict deadline schedule, while also battling issues during the height of Covid in 2020. The fast-paced turnover of one floor per week had put a lot of strain on the team’s time, and they also had to ensure that the steel rooftops were completely coated to ensure that the project was finished on time.
The Result
Despite the challenges, the Cochran & Mann team was able to deliver high-quality finishes to spaces throughout The Elm. The project was finished on schedule with a very pleased client. The Elm now provides luxury and rent-controlled housing to the city of Bethesda, and offers a great way to experience living life.

"The Cochran & Mann team played a critical role in the successful delivery of the 7272 Wisconsin Ave project. From the beginning of the project, they were focused on making it a success for them and everyone around them. They were able to deliver a high-quality project, with an aggressive schedule, while overcoming several challenges, including a global pandemic. Everyone that visits the project recognizes the hard work that the Cochran and Mann team put in. Looking forward to working with them again in the future!"
