Project Overview
Royal Sands Social Club is a 14,000-square-foot bar that brings the Florida atmosphere to Washington, D.C. Within walking distance of two sports stadiums; Royal Sands attracts sports fans and D.C. residents alike. Guests visit to sip their favorite drink, munch on specialty snacks, and enjoy the music.
Royal Sands includes several unique characteristics that contribute to its lively atmosphere. It boasts multiple bars, private rooms, and beautiful views of Nationals Park. Among other distinctive facets, the venue features a waterless, “sunken swimming pool” bar decorated with aqua blue tiles, portholes, and a DJ booth built into a lifeguard tower.
Cochran & Mann was honored to work on Royal Sands. Led by Co-Owner and Project Manager Will Cochran, the team helped complete the design of this two-story bar. The project required 17 Sherwin-Williams paint colors, four specialty wallcoverings, and detailed digital photo murals with a hand-crafted, highly washable finish called Scuffmaster Vapor.
Challenges
Due to the unique design and specialty finishes, coordination was vital to completing the project on time. The Cochran & Mann team faced enormously long lead times while acquiring materials, which made it challenging to meet the turnover schedule. However, they worked around the clock during the end-of-year holidays so Royal Sands could proudly welcome guests on opening day!

The Result
The Scuffmaster Vapor coating provides a clean finish that matches Royal Sands Social Club's aesthetic. The Cochran and Mann team underwent hands-on training to achieve the desired look. John Gardner of Wallace Construction was extremely pleased, as Fritz Brogan from the Mission Group witnessed the onsite crew training for the Vapor product.
