Located at 4800 Hampden Lane, Bethesda, Maryland, One Bethesda Center was completed in 1985. The original red brick facade surrounded approximately 170,000 square feet of office space, plus a four-level garage.
One Bethesda Center now looks as great as the new buildings around it, including garage and interior updates. Cochran and Mann did a stellar job of working around production delays and the oncoming cold weather to enhance the visually striking structure.
The One Bethesda Center project involved repainting the entire exterior with Tnemec Series 156 Enviro-Crete paint. This provided the flexible, breathable, elastomeric coating that will protect One Bethesda Center against driving rain, alternate freezing-thawing and UV damage for years to come.
Challenges:
Because the original facade was red, porous brick, the exterior was cleaned and primed using Tnemec Elasto-Grip 151-1051 primer/sealer. This sealed the pores in the brick and made the exterior one color, reducing the amount of paint needed for a beautiful finish.
The oncoming cold weather required that Cochran & Mann perform impressive project management. Project delays from other contractors meant Cochran & Mann had less time than they bargained for, but they still produced one of the best-looking exteriors in Bethesda.
Of course, safety was priority one for Cochran & Mann to ensure a safe work environment for those working and those on the ground. Barriers and safety barricades were placed on the ground to keep everyone safe but designed to minimize traffic disruption.
Notice that the crews from Cochran & Mann completed one section before moving on to the next. Much of the work involved in commercial painting is in the setup of tools and materials. Completing an area before moving the machinery helped save both time and labor.
Gone is the drab brown that absorbed sunlight, having been replaced with a lighter, more energy-efficient color. This will help lower One Bethesda Center’s energy consumption and make it stand out from the surrounding, newer buildings.
While they were brightening up the exterior, Cochran & Mann updated the lobby, fitness center, and garage. Cochran & Mann used Sherwin-Williams interior paint products and Maharam Tek-Wall Ulster 300068 ‘003 Stoneware wall fabric in the lobby entrance and the fitness center.
For the frame around the elevator and the doors, the crews used Scuffmaster Solid Metal metallic paint for its durability and resilience in high-traffic areas.
The garage elevator was painted with Maharam Tek-Wall Ulster 300068 ‘003 Stoneware paint and included hand-painted graphics throughout the four levels.
Cochran & Mann used Olivia & Poppy ‘Eleven Vapor & White’; Knoll Bollywood ‘Bijali White’ WC101513, Hygge & West ‘Slice Charcoal’ HC-009; Hygge & West ‘Slice Gray’ HC-010 in the lobby to create a visually interesting light vs dark contrast.
The difference between dark and spectacular light colors demonstrates why this project was undertaken. Although One Bethesda Center is an icon of the Bethesda skyline, it looks like it was built yesterday.
Against a night sky, One Bethesda Center offers a striking view with its new, updated exterior. Now light reflects from the surface, helping define the sharp lines and angles that make One Bethesda Center one-of-a-kind.
One Bethesda Center is now in a class by itself. With both exterior and interior updates that were cost-effective, durable, and unique, One Bethesda Center is poised for growth. One Bethesda Center now looks better than it did when it was new, thanks to some fantastic work by Cochran & Mann and their team.
