Cochran & Mann partnered with Architect Design Collective, JP Stone, and the Tnemec Company to install wallcovering murals, painted signage/graphics, and other murals in the new Guinness Open Gate Brewery & Barrel House, which opened in August 2018 and is located just outside Baltimore in Relay, Maryland.

Cochran & Mann began work in July 2018 as part of this historic renovation project. In the interior of the main facility, the Cochran & Mann team installed all the vinyl graphic wall-coverings while on the outside of the building they prepared and painted a large water tank, the physical plant building’s brick façade, and the grain silo.
The team used Tnemec high-performance coating for all painted items. Masonry surfaces were coated in Tneme-Crete smooth, a self-priming, acrylic emulsion coating that protects against weather, driving rain, and resists mildew growth on the paint film. The team coated metal surfaces with Fluoronar, a high solids fluoropolymer coating that provides an ultra-durable finish, excellent color, and gloss retention even in the most severe exposures. Finally, Cochran & Mann craftsmen installed graphic wallcovering murals that were custom printed on commercial vinyl wallcovering by Jack Stone Signs at their facility in Landover, Maryland.
The project posed several major challenges for Cochran & Mann. One was time. There was a quick turnaround required. Exterior work faced bad weather, large surfaces that required lift equipment and grain silo temperatures that soared to 200° Fahrenheit, requiring a coating that could endure such high temperatures. On the interior, the industrial space created challenges for the mural install; steel framing and corrugated decking had to be cut back and certain devices had to be relocated at the last minute while retaining their functionality and building code adherence.
Despite these challenges, and through the deployment of myriad creative solutions, Cochran & Mann completed their projects in time for the soft opening of the Guinness brewery. Touch up work following the soft opening was completed at the end of August and in time for the brewery's planned Labor Day celebration.
