Project Overview
The Exelon Building is a glorious part of Baltimore’s skyline. This state-of-the-art building located in Baltimore’s Harbor Point includes street-level canopies that enhance pedestrian safety, provide shade, and add aesthetic appeal.
Armada-Hoffler Properties contracted Cochran & Mann to apply multi-step coating to the exterior canopy components. From the Winter of 2020 through early Summer of 2021, the team at Cochran & Mann utilized a multi-step coating process in cold weather conditions. The project required careful adherence to a time schedule in accordance with Tnemec product guidelines.
Challenges
The site’s proximity to the Baltimore Harbor meant that lower temperatures combined with wind chill would be brutal when beginning to apply coatings in this environment. Because of the phasing of all the components, the team needed to be on-call to coat any exposed raw steel after welding or grinding during the onsite fabrication and build. To ensure a precise application, applicators adhered to stringent specifications based on Tnemec products. Because of its location and exposure to the elements, the owner required a multi-decade warranty period. Cochran & Mann was prepared and followed the project specs to the letter. The steel structures were both on the street level and on the rooftop terrace. Organization was key to the successful completion of this project.
The Result
Cochran & Mann completed the project in a timely manner and with all standards met for a high-quality finished product. The canopies are ready to provide functional safety for pedestrians and look polished in their finish.
