Anthony Damiani, a Project Manager with Moriarty, oversees the Pinnacle project. With eight years at Moriarty and a track record of managing complex, high-profile developments, Anthony brings a rare mix of technical skill, collaborative leadership, and strategic foresight.
Pinnacle North Bethesda is a 17-story senior living community directly across from Pike & Rose. With 175 residential units—including Memory Care, Assisted Living, and Independent Living—it sets a new benchmark for upscale senior living.
The building boasts nearly 43,000 square feet of amenity space, including:
4th Floor: Indoor pool, bistro lounge, and fitness area
5th & 7th Floors: Outdoor dining terraces and gathering areas
9th Floor: Terrace and commercial kitchen dining
17th Floor: Rooftop terrace with Club Room and Bar
Cochran & Mann is responsible for the painting and the wallcovering scope for the entire building—covering:
All residential units
Common areas and amenity spaces
Back-of-house and garage areas
But our value started long before painting began.
The Pinnacle project began under tight budget constraints—a familiar challenge on high-end builds. That’s when value engineering (VE) became essential. VE isn’t just about cutting costs; it’s about finding smarter ways to achieve the same design intent with materials, methods, or scope adjustments that deliver equal value.
Cochran & Mann took an active role in this process, partnering with Moriarty during preconstruction to scrutinize every detail of the finish schedule. This included:
Recommending material substitutions that met durability and design goals
Adjusting sequences to streamline labor costs without impacting other trades
Highlighting long-lead or high-cost items that could be re-specified early on
“Cochran & Mann didn’t just offer a number,” Damiani recalls. “They reviewed the design, offered solutions, and worked directly with the architect to ensure the budget worked without sacrificing the vision.”
This collaborative, proactive approach helped the team finalize the budget and avoid costly delays or redesigns later in construction.

This attention to detail is especially critical in senior living environments, where finishes must look high-end and stand up to frequent cleaning and daily wear.
